Rental Qualifications
Meeting the requirements below is a starting point for consideration. Approval is not guaranteed, and all applications are reviewed based on the overall application profile.
- Application fee: $65 non-refundable per applicant age 18 or older
- Credit score above 650 may generally qualify for a security deposit equal to 1 month’s rent
- Credit score 600–650 may generally require a security deposit equal to 2 months’ rent
- Household income: Total net household income should generally be at least 2.5× the monthly rent
- Eviction (FED / writ of possession): May be subject to review if within the past 7 years
- Eviction with unpaid landlord balance or rental-related collections: May be subject to denial or additional review if within the past 7 years
- Eviction (satisfied/released): May be subject to review if within the past 5 years
- Bankruptcy: None within the past 3 years. Additional factors including rental history, payment history, debt obligations, background screening, and overall application strength may also be considered
- Utility collections with balances exceeding $500 may be subject to denial or additional review
- Criminal background screening is performed and may impact approval depending on the nature, severity, and timing of records found
- Incomplete, unverifiable, or misleading application information may result in denial
- Applications are not processed on a strict first-come, first-served basis. Multiple applications may be reviewed for the same property, and submission of an application does not guarantee approval or placement of the property on hold
- Application fees are non-refundable after submission
