What is your rental qualification criteria?
Minimum criteria:
- $65 non-refundable application fee per applicant
- Average credit score above 650 = 1 month rent as security deposit
- Average credit score between 600–650 = 2 months rent as security deposit
- Total household net income must be at least 2.5x the monthly rent
- Eviction judgment resulting in FED or writ of possession: subject to review within the past 7 years
- Eviction judgment resulting in unpaid balance owed: subject to review within the past 7 years
- Eviction judgment that has been satisfied/released: subject to review within the past 5 years
- No bankruptcies within the past 3 years

Can you hold a property before I apply?
We don't hold any properties for anyone until they sign the lease and pay the security deposit. We don't operate on first come first serve basis. -
Do I need to pay both the first and last month’s rent with the security deposit?
Move-in costs vary by property. In most cases, the first month’s rent and a security deposit are due before move-in. Some rentals may also require last month’s rent depending on the lease terms. -
How old do I have to be to apply?
Applicants must be at least 18 years old, or the legal age required in your state, to sign a lease agreement. -
Is the security deposit refundable?
Yes. Deposits are refundable as long as lease terms are met and there is no damage beyond normal wear and tear. Deductions may apply for cleaning, repairs, or unpaid rent. -
When is a cosigner required?
We don't accept cosigner. We ask that the cosigner also apply as resident/occupant and go through the screening process. We would add them in the lease as well and it is upto the co-signer to live in the property or not. No co-signers or guarantors are accepted. -
How do I apply for a rental?
You can apply online through our website or book an in-person appointment. A completed application, application fee, and supporting documents (such as proof of income and ID) are required for consideration. -
How can I pay rent?
Rent can typically be paid online through the tenant portal, via automatic bank transfer, or by check/money order. We encourage online payments for convenience and speed. Please note that we do not accept rent/security deposit payments made by credit card, debit card, or any other card payments. -
What should I do if I want to get a pet?
Check your lease first and contact our office. Some properties allow pets with approval and may require an additional pet deposit or monthly pet rent. Restrictions may apply. -
I want to move out, but my roommate wants to stay. What happens next?
All tenants are jointly responsible for the lease. If one person plans to stay, they must requalify independently or provide a new qualified roommate with management approval. -
My lease is ending and I plan to move out. What should I do?
Review your lease for the required notice period, and submit your written notice to vacate by email before the deadline. This helps ensure a smooth move-out process and timely deposit return. -
Who handles maintenance and repairs?
We handle routine maintenance and repairs. However, tenants are responsible for issues caused by misuse or negligence, as well as basic upkeep such as replacing smoke alarm batteries, air filters, refrigerator water filters, and similar routine maintenance items. All maintenance requests should be submitted through the designated portal or communication channel.
